Sizing, Steam Choices and Replacement Planning for Cambridge Buildings
Replacing a boiler that heats a whole Cambridge building is a sizing and approval decision before it is a purchase. Call (888) 766-1474 when the signals below stack up, and ask for a building comparison — not a like-for-like quote.

Keeping steam, or leaving it behind
This is the fork that shapes everything else. Keeping steam preserves the radiators and pipework but keeps trap maintenance and startup noise. Converting to hot water can even out the floors but means new distribution thinking, new controls, and a longer, more disruptive job in an occupied building. The right answer depends on the radiators, the risers, and how much disruption the flats can accept — not on which brochure arrived first.
The basement and chimney will vote too. Low ceilings, narrow stairs and an old chimney can rule out a unit that looks perfect on paper, so any serious proposal should start from a plant-room visit, not a phone estimate.
Approval first, order second, summer slot if possible
Sequence matters more than speed in a shared building. First the comparison: size basis, steam-or-hot-water reasoning, flue route, and heat during the changeover. Then the approval chain — manager, association, or owners, whichever holds the plant room — signed off before anything is ordered. Ordering first and seeking approval after is how a building pays for a unit it cannot yet install.
If the building can pick its window, pick the warm months. A summer changeover lets flats stay comfortable while the plant room is open, and it leaves the whole heating season to prove the new system before the next cold snap tests it.

Steam-to-hot-water: the questions to ask
If conversion to hot water is on the table, ask how the existing radiators will cope: single-pipe steam radiators do not simply become hot-water radiators, and the proposal should explain what changes at each radiator, what happens to the risers, and how the building stays warm during the changeover. A proposal that glosses over the radiators is not a proposal yet.
Ask about phasing, too. In an occupied block, converting floor by floor keeps some flats warm while others are worked on — but it also stretches the job across weeks. The building should choose its disruption deliberately, not discover it mid-job.
